Your first open
So it’s almost time for your first open. That means those anxious, excited, seller butterflies will be kicking in. To help put you at ease, below is a quick run down on what to expect on the day and for the week ahead.
On the day
After your open we provide near instant feedback on numbers of groups and buyer interest level. Anyone who showed keen interest is followed up within hours. Likewise, buyers who are ready to put pen to paper with an offer, are handled with top priority. Saturday’s can be hectic, so as a backup our Sales Support Team is always at the office, ready to go through the process with buyers at a moments notice. Your agent will then be in touch to start the negotiation process. If by chance you haven’t heard from us or are eager to hear how your open went, don’t hesitate to phone or even text for a quick update.
During the week
In the days after your open we contact everyone that came, even the nosey neighbours. It’s important to get all feedback to understand where buyers are pitting you against the competition and why. It also helps us to identify any tweaks or enhancements we can make to your marketing campaign. On the flip side, it’s not unusual to contact a buyer who seemed disinterested on the day, only to have them put in an offer after we’ve spoken. Typically, by mid-week we have the full wrap up of buyer feedback to you.
Your open time for the following Saturday will be set with you by Wednesday. We’ll also contact you if any buyers are keen to get through earlier. Even if you have an offer in play or your property is under contract we still recommend continuing with opens until your contract is unconditional. It’s never in the bag until it’s in the bag.
