Thinking of building in 2020? Here’s what it costs

If you have plans to create your own grand design in 2020 you probably spent a few hours over the Christmas holidays scrolling through Houzz or mucking around with floor plan apps.

But at some point, you’ll need to put a price tag to those ideas. And that’s where it can get tricky to calculate: how much will it all cost?
Realistically, you will need to talk to builders and you’ll probably want to check out some display homes to firm up a ballpark for your new home.
But for those who are still at the stage of couch-based research, we think you’ll find it helpful to play with these figures from Property Update.
But first, a few caveats: these are broad brush averages, and prices can vary greatly depending on the square metreage, the site and the finish you’re after. The advertised billboard price you see often doesn’t include things like driveways and landscaping or carpets – unless it’s a ‘turnkey’ package, which means you buy it ready to move into. So, grab a coffee, reach for your calculator and enjoy crunching some numbers.

Estimated build costs:

  • A budget-style, basic home: From $160,000 for a 3-bedroom home and from $190,000 for a 4-bedroom home. For a turnkey package, add approximately $18,000 to $20,000.
  • A standard home: From $180,000 for a 3-bedroom home and from $200,000 for a 4-bedroom home. For a turnkey package, add approximately $20,000 to $22,000.
  • A premium, higher end home: From $200,000 for a 3-bedroom home and from $220,000 for a 4-bedroom home. For a turnkey package, add approximately $22,000 to $25,000.
