Brighter Buying

Where have Brissie prices fallen?

Headlines of property price falls will have first time buyers getting very excited. But where are the bargains?

While growth has slowed, Brisbane prices remain at a record high, reports Domain. This means you’re best off setting your radar to find good value rather than hunting out bargains.

Middle ring suburbs – like Stafford and Chermside West – which balance affordability and amenity, continue to be popular for house hunters looking for a property that will hold its value well.

Meanwhile unit hunters are continuing to find some great buying in thriving centres like Chermside, and also through to the CBD. Unit prices have seen some decent gains in Brissie this year following years of sluggish price movement.

But if you want a real bargain, check out Lutwyche. Domain reports Lutwyche units have dropped a whopping 17.1 per cent over the June quarter, placing it sixth in the Domain list of ‘Top 10 suburbs with improved affordability nationally’.

Lutwyche is an eclectic inner north Brissie burb with handy bus connections, retail and dining, character cottages and higher density dwellings. Proximity to the CBD and major transport connections are a bonus.

The median price for Lutwyche units was reported at $478,888 – but be prepared to find some variability depending on the type of unit, age and size.
