Market update: Bargain hunters set the pace in fast selling suburbs

Queensland is home to four of Australia’s top 10 fastest selling areas and it’s the perennially popular southeast corner that is attracting the speediest buyers.

Buyers seeking good value in Brisbane’s outer suburbs are setting the pace of sales.

But data from Domain shows the temperature has dropped from our super-heated market highs, with days-on-market increasing from last year, even in our fastest selling suburbs.

Just a stone’s throw north along Gympie Road, the affordable suburb of Strathpine is the second fastest moving market in Australia with average sale times in June sitting at 39 days, up from 23 days a year earlier.

What’s driving this interest? Well, you can think of Strathpine as kind of like a cheaper Chermside, with the benefit of a trainline. Rejuvenation of the Strathpine Centre shop offer improved retail, entertainment and dining options. While the commercial hub offers convenience and amenity. As buyers are priced out of Chermside and other northside hubs, Strathpine is becoming a popular, affordable choice.

Heading further out of Brisbane, North Lakes to the north, and Ipswich to the south are also in the top 10 fastest selling areas with days on market sitting at 45 in both areas. Once again, affordability and amenity are proving a popular combination with buyers.

Closer to the city, the inner north west suburbs from The Gap to Enoggera round out the top 10 with average days on market also sitting at 45. This is up from 17 days a year ago.

The overall increase in sales times is good news for buyers who can catch their breath while on the house hunt. For sellers, the good news is that values are still holding up well and buyers are eager for more new stock to hit the market.
